All these services are provided on apartment inspection or condo inspection and also in home inspection services at New York State.

In Professional home inspection services Particular attention is paid by our certified home inspectors to electrical flaws, moisture in the walls and ceilings. Safety related items, including gas leaks, carbon monoxide and hazardous substances are covered in the report also we also do a septic inspection as well. So, our home inspection company also provide Professional Electrical Inspection, Co2 testing, Structural Inspection and radon inspection.
A separate New York State certified termite inspection is always provided along with the home inspection. GRADING

The soil and grading of the property should be such that water run-off is always directed away from the foundation. Proper grading will lessen the moisture penetration into the foundation and basement and reduce dampness.

UTILITY POWER LINES

Electromagnetic fields are virtually everywhere and are created by electricity. Fields emanating from the utility main power lines have been the source of health concerns in recent years. We will measure field strength when applicable.

ASPHALT DRIVEWAYS

Edging, whether cobblestone, brick or treated wood, will help to prevent the movement and cracking away of the driveway edge. If no edging is present, consideration should be given to its installation.

LEADERS & GUTTERS

A properly installed and functioning gutter and leader system diverts water away from the foundation and basement and consequently helps to reduce moisture penetration and dampness.

OIL TANKS

A buried steel oil tank will rust and eventually leak. It is recommended that older tanks be properly abandoned (filled with sand or foam) and a new tank installed above ground or inside.

HOT WATER

Faucet water temperature should be no higher than 125° F. Temperatures above this can cause injury, especially to children. We measure the water temperature.

BASEMENT AND CRAWLSPACE

Crawl spaces need venting so that air movement can remove moisture that is generated by the soil. Moisture accumulation in an unvented crawl space can cause damage to and promote mold growth on flooring, joists and other support structures.

WINDOWS

Double insulated and low emissivity coated window designs help reduce heat loss. The double insulated window has 2 panels of glass separated by a space that is filled with an inert gas like argon. The low emissivity coated window has a thin metallic film on the inner side of the glass. Many of the newer windows have both of these features.

SKYLIGHTS

Condensation frequently occurs on skylights in the winter months. Over time this can cause staining and water damage to the surrounding areas. One way to prevent this is to provide for and install a plexiglass or thin plastic film barrier over the skylight opening in the ceiling. This plastic film has been used for years as a window insulator and is readily available at home centers.

ELECTRICAL

GFI’s (Ground Fault Interrupters) or GFCI’s (Ground Fault Circuit Interrupters) are most commonly installed in place of the standard duplex electrical outlets. GFI’s look like standard outlets with push buttons. A GFCI helps reduce the risk of electrical shock and electrocution. They are generally installed in areas where the potential exists for water to be present. Areas of the home that should be GFI protected are bathrooms, the kitchen, the laundry area, the garage, all exterior outlets and swimming pools. Most homes built before 1978 do not contain GFI’s. They became mandatory in new constrcution after 1978. GFI type outlets are also an acceptable replacement for ungrounded, 2 prong, outlets.

AVAILABLE VOLTAGE

Low voltage conditions can stress and ultimately damage appliances and electronics. We measure the voltage.

CARBON MONOXIDE LEVELS

Carbon monoxide is a tasteless and odorless toxic gas. Its presence cannot be detected without instruments. In the home it is produced by the combustion of heating oil, gas or wood. In a properly functioning system this gas is expelled out of the house through the flue stack and chimney. If the system is not functioning properly, this gas can leak into the home. Elevated levels of carbon monoxide can cause headaches and nausea and in extreme cases unconsciousness and even death. We measure carbon monoxide levels in the home.

ROOFING

The roof is the umbrella of the house. Its function is to keep rain from the home interior. Roof cover materials can be asphalt, wood, slate, clay, metal or composites. Asphalt type shingles, the most common, come in a variety of colors and patterns, require virtually no maintenance and last for up to 25 years. The building code allows two layers of roofing material to be present so that one can install new shingles over an existing single layered roof. If there are two layers of roofing material present then they must be removed prior to installation of the new shingles. Flat roofs or roofs with very little pitch cannot use shingles and require a roll or rubber membrane type covering. As with walls and siding, tree limbs and branches should not contact roof surfaces. In some cases, stains, discoloration, moss and or mold might be present and should be removed to avoid damage to the to the shingles.

Doors Exterior Condition Inspection

Adjacent Properties Inspection

Walls and Foundation Inspection

THE ELECTRICAL SYSTEM CONSISTS OF THREE MAIN SECTIONS. THEY ARE THE EXTERIOR POWER LINE, CONDUIT AND METER (DISCUSSED PREVIOUSLY), THE MAIN ELECTRICAL PANEL AND CIRCUIT BREAKERS OR FUSES AND THE PROPERTY WIRING INCLUDING THE OUTLETS AND SWITCHES. Plumbing and Water Supply Inspection

THIS SECTION COVERS THE WATER SUPPLY, THE SUPPLY AND DRAIN PIPING AND ASSOCIATED PLUMBING ELEMENTS. IN MOST AREAS, THE MUNICIPALITY PROVIDES THE WATER AND ITS QUALITY IS GOVERNED BY EPA (ENVIRONMENTAL PROTECTION AGENCY) GUIDELINES TO ENSURE SAFETY.SO IT IS VERY IMPORTANT THAT YOU DO PLUMBING AND WATER SUPPLY INSPECTION.

Hot Water Supply Inspection

THIS SECTION REFERS TO THE HOT WATER USED FOR WASHING, BATHING AND COOKING. DOMESTICALLY USED HOT WATER IS PRODUCED BY A SEPARATE HOT WATER HEATER OR BY THE HEATING SYSTEM BOILER, WITH OR WITHOUT A STORAGE TANK. OUR PROFFERSIONAL HOME INSPECTION COMPANY HOT WATER SUPPLY INSPECTION AS WELL.

Doors- Interior Inspection

THESE ARE THE INTERIOR SIMPLE HINGED, BI FOLD AND SLIDING DOORS THAT CREATE PRIVACY AND HELP TO DEFINE AND DIVIDE THE SPACE FOR BOTH LIVING AND STORAGE PURPOSES. Lighting, Outlets and Electrical Inspection

FOR SAFETY, LIGHTING NEEDS TO BE PRESENT AT ALL ENTRANCES INCLUDING THE GARAGE. LIGHTING IN OTHER AREAS, SUCH AS DRIVEWAY, DECK, PATIO AND POOL MAY BE PRESENT FOR SAFETY, SECURITY AND TO MAKE NIGHT TIME USE OF THESE FACILITIES.

Stairways- Interior Inspection

STAIRWAYS ARE USED TO MOVE FROM ONE LEVEL TO ANOTHER WITHIN THE PROPERTY. THEY SHOULD BE WIDE ENOUGH TO MOVE FURNISHINGS UP AND DOWN, SHOULD HAVE PROPER HEAD CLEARANCE, TREAD WIDTH AND RISER HEIGHT.

Skylights - Interior Inspection

SKYLIGHTS PROVIDE A MEANS BY WHICH LIGHT AND FRESH AIR ENTERS A ROOM. SKYLIGHTS MAY BE OPENABLE OR FIXED AND MAY BE MADE FROM TEMPERED GLASS OR POLYCARBONATE (PLEXIGLASS). OUR PROFESSIONAL HOME INSPECTION COMPANY PROVIDES SKYLIGHTS- INTERIOIR INSPECTION.

Trim, Fascia and Soffit inspection

THIS ENTRY REFERS TO THE FINISHED TRIM ON THE PROPERTY THAT IS FOUND AT THE CORNERS, GABLE ENDS, BEHIND GUTTERS, AND UNDER THE LOWER ROOF EAVES. TRIM IS BOTH DECORATIVE AND FUNCTIONAL AND SERVES TO COMPLETE THE PROPERTY SIDING AND ROOF.

Windows Exterior Condition Inspection

WINDOWS PROVIDE LIGHT AND A MEANS OF ESCAPE IN EMERGENCIES. THEY MAY BE SINGLE PANE OR DOUBLE PANE INSULATED AND CAN BE FRAMED BY WOOD, METAL OR VINYL. OUR CERTIFIED HOME INSPECTORS INSPECTS ALL WINDOWS EXTERIOR CONDITION.

Decks and Balconies Condition Inspection

Electrical Power Condition Inspection

THIS SECTION DESCRIBES THE INCOMING ELECTRICAL SERVICE TO THE PROPERTY. IT CAN BE PROVIDED BY OVERHEAD OR BY UNDERGROUND CABLES. ALL ELECTRICAL POWER CONDITIONS SHOULD BE INSPECTED FOR HOME INSPECTION SERVICE.

Heating System Inspection

THIS SECTION COVERS HEATING SYSTEMS. HEATING SYSTEMS OPERATE ON OIL, GAS OR ELECTRIC AND USE WATER, STEAM OR AIR AS THE HEAT TRANSFER MEDIUM. SO THIS SECTION PROVIDES ALL KINDS OF HEATING SYSTEM INSPECTION.

Windows - Interior Inspection

Stanchions Condition Inspection

Kitchen and Bars Inspection

Bathrooms Inspection

Garage Inspection

THE ATTACHED GARAGE NEEDS TO HAVE SHEETROCK OR OTHER FIREPROOF MATERIAL ON AT LEAST THE HOUSE WALL AND, IF THERE IS COMMON ATTIC SPACE, THE CEILING ALSO.

Sewer and Septic System Inspection

BOTH SEWER AND SEPTIC SYSTEMS PROVIDE A MEANS BY WHICH DRAIN WASTE PRODUCTS (LIQUIDS AND SOLIDS) ARE DISPOSED OF WHEN THEY LEAVE THE PROPERTY.

Gutters and Downspouts inspection

Walkway Condition Inspection

Driveway Condition Inspection

Water Supply and Shower Condition Inspection

Gas Supply Inspection

UTILITY SUPPLIED GAS IS METHANE AND ON-SITE GAS IS PROPANE. ON SITE ABOVE GROUND
PROPANE TANKS SHOULD BE ON SOLID FLAT BASES AND SHOULD BE CHAINED OR OTHERWISE
RESTRAINED FROM TIPPING OVER. SO GAS SUPPLY INSPECTION IS IMPORTANT FOR HOME
